Il commendatore Cubetti cerca in ogni modo di espugnare il letto della giovane insegnante di francese e questa, avendo accettato per indurre il costruttore a realizzare un progetto dell'architetto di cui è amante, si trova a disagio. Infatti, mentre una eventuale relazione con Ercole sarebbe subito notata dall'onnipresente signora Cubetti, Lisa non è indifferente al fascino di Mario che non tralascia occasione per fare concorrenza al genitore. Per fortuna di tutti, salvo che del costruttore, la Tributaria sta indagando sui suoi affari e lo fa finire in prigione per cinque anni.
